Everything Sacramento Homeowners Want to Know

Getting Started

How do I get a free estimate?

Call us at (916) 420-5862 or fill out the contact form. We'll schedule a free on-site consultation where we measure your space, discuss your vision, and provide a detailed written estimate within 48 hours. No obligation, no pressure.

Do you charge for consultations or estimates?

Never. Every consultation and estimate is 100% free. We'll come to your home, assess the project, and provide a detailed written quote. If you decide not to proceed, there's zero cost to you.

Do I need to pay a deposit?

No. We don't require a deposit to start work. Materials are purchased on our accounts. You pay when the work is complete and you've inspected the results. This is our way of proving we stand behind our work.

How quickly can you start my project?

Current lead time is typically 2-4 weeks from agreement, depending on permit timelines and season. Summer is our busiest period, so earlier booking gets earlier start dates. We'll give you a specific timeline during your consultation.

Licensing & Insurance

Are you licensed?

Yes. We hold two active California contractor licenses: #1092253 and #1059877, including a C-17 glazing specialty license. You can verify both at cslb.ca.gov. Never hire an unlicensed contractor -- it voids your homeowner's insurance protection.

Are you insured and bonded?

Yes. We carry full general liability insurance and are bonded as required by the California Contractors State License Board. Your property and our workers are fully protected on every project.

What is your BuildZoom ranking?

BuildZoom ranks us with a score of 102, placing us in the top 11% of all California contractors. This ranking is based on third-party data analysis of licensing history, insurance records, complaint history, and project volume -- not self-reported reviews.

What does the C-17 glazing license mean?

A C-17 license is a specialty classification for glass and glazing work. It means we're specifically licensed to install glass doors, windows, storefronts, curtain walls, and glass railings. Most general contractors don't have this -- they subcontract glass work. We do it in-house.

Projects & Pricing

How much does a patio cover cost?

Standard insulated aluminum patio covers for Sacramento-area homes typically cost $4,000-$12,000 depending on size, attachment method, and finish. We provide exact pricing after measuring your space during the free consultation.

How much does a custom deck cost?

Custom decks range from $15,000-$45,000 depending on size, materials (composite vs. hardwood), railing style, and complexity (multi-level, built-in seating, lighting). We'll provide an itemized quote after assessing your property.

How much does an outdoor kitchen cost?

Outdoor kitchens range from $8,000 for a basic BBQ island to $50,000+ for a full kitchen with granite counters, refrigerator, sink, and built-in grill. The scope depends on your vision and budget -- we design to both.

Do you offer financing?

We can discuss payment options during your consultation. Our no-deposit policy already helps manage cash flow -- you don't pay until the work is complete. For larger projects, we can structure milestone payments.

Do your estimates include permits and engineering?

Yes. Our estimates include everything: materials, labor, permits, structural engineering (if required), and cleanup. The price we quote is the price you pay, period. No hidden fees, no surprise extras.

Permits & Process

Do I need a permit for a patio cover?

In most Sacramento-area jurisdictions, yes. Attached patio covers, decks over 30 inches high, sunrooms, and most outdoor structures require building permits. We handle the entire permit process for you -- engineering, submission, inspections.

How long does the permit process take?

Typically 2-4 weeks for straightforward projects (patio covers, standard decks). More complex projects (sunrooms, large additions) may take 4-6 weeks. We submit complete packages with structural engineering to minimize delays.

What's your construction process?

1) Free consultation and site assessment. 2) Detailed written estimate. 3) Design finalization. 4) Permit submission. 5) Material ordering. 6) Construction (most projects: 3-10 days). 7) Final inspection and walkthrough. 8) Payment after your approval.

Do you handle city inspections?

Yes. We schedule and attend all required inspections with the building department. We know exactly what inspectors look for in Sacramento, Roseville, Rocklin, Elk Grove, Folsom, Citrus Heights, and Antelope. Our projects pass inspection the first time.

Service Areas & Materials

What areas do you serve?

We serve the entire Sacramento metro area including Sacramento, Roseville, Rocklin, Elk Grove, Folsom, Citrus Heights, and Antelope. We're also available for projects in surrounding communities within Placer and Sacramento counties.

What materials do you use for patio covers?

We primarily use insulated aluminum patio cover systems. They reflect heat (keeping it 15-20 degrees cooler underneath), resist Sacramento's UV exposure, never rot or warp, and require virtually zero maintenance. They're also available in dozens of colors to match your home.

What decking materials do you recommend?

For Sacramento's climate, we recommend Trex or TimberTech composite decking. It handles the extreme heat and UV without fading, warping, or splintering. It's also low-maintenance -- no staining, sanding, or sealing. We also offer natural hardwoods for clients who prefer real wood.

Do you handle demolition and removal?

Yes. If you have an existing structure that needs to be removed before the new project, we handle all demolition, hauling, and disposal. The cost is included in your estimate when applicable.

Still Have Questions?

We're contractors, not salespeople. Ask us anything about your project -- no obligation, no pressure, no charge.

Still Not Sure?
That's What the Free Estimate Is For.

No deposit, no obligation. We come to your property, answer every question in person, and give you real numbers. Then you decide.
